Is Now A Good Time To Sell My House?

With so many differing opinions about when is the best time to sell a house, it’s understandable for homeowners to ask estate agents if now if a good time to put their property on the market.

To help you decide if now is the right time for you to sell your house, we’ve summarised the key seasonal trends seen in the UK property market. We have also outlined other local influences on house prices which you should consider too.

Property Market – Seasonal Trends

  • Spring – The nicer weather can provide a great opportunity to showcase your home in the best light. Traditionally, there are many buyers looking to move house at this time of year. This increased market demand could help you to get good value for your home.
  • Summer – There are usually fewer people looking to buy properties during this time because of holidays. However, buying in the summer for a quick sale may appeal to parents looking to move into a new home before September to avoid disrupting their children during term time. Now could be a good time to part-exchange your home.
  • Autumn – Demand for properties typically increases around October with many buyers keen to move home before Christmas. This can be a good time to put your house on the market if you want a quick sale.
  • Winter – With the New Year marking a good time to set new goals and make lifestyle changes, the property market typically sees a surge of activity throughout January and February. People are looking for properties in order to relocate, downsize or upsize to match their life goals.


Local Influences

It’s not just seasonal changes to bear in mind when selling a property. Your local housing market can also be influenced by planning permissions granted by your Council.

Be mindful of major works such as new roads or construction projects that have been agreed or are on the horizon. Such findings will be flagged to a buyer by their solicitor during the sales process.  Buyers tend to dislike uncertainty so it may be a better time to sell your home when these projects have completed.

If a new housing estate is to being built across the road selling 50, 4 bedroom detached properties and you are trying to sell the same property it might be worth waiting. Or even better sell your house before the competition becomes available for sale. You always have to be mindful of similar properties in your area that are for sale, research online should give you a good indicator of your competition and this can often be more important than any seasonal variation in the housing market.

When selling your home, you want to get the most amount of money in the shortest possible time.

Nobody can tell you with absolutely certainty how long it will take to sell your home (time) and what is the highest offer you should expect for your property (money). 

In general, the longer a property has been advertised for sale, the more likely it is for buyers to try to negotiate on price. However, it only takes one buyer to successfully sell your house.

And so, the best time to put a for sale board outside your property is perhaps when you know how prepared you are to compromise on time and money, and also when you are prepared to take the action required to make a successful home move.
